Property and Title Documents
These documents establish that the seller owns what they are selling.

Read the earlier deeds, not just the latest one. Ancestral holdings in the hills often carry multiple recorded co-owners, and a deed signed by one of several will not survive scrutiny.
Land and Revenue Records
These confirm what the land actually is, according to the government.

Pull the Khatauni yourself from the state's Bhulekh portal and compare it line by line against what the seller gave you. Names, plot number, area, boundaries. A mismatch here is the earliest and clearest warning sign you will get, and it costs nothing to check.

Encumbrance and Dues
These documents prove that nothing is attached to the property.
- Encumbrance certificate, covering at least fifteen years, showing whether the property carries a mortgage, lien or dispute.
- Property tax receipts, current and paid.
- Utility clearances for electricity and water.
- No dues certificate where applicable.
An encumbrance certificate is the document buyers most often skip and most often regret skipping.
Construction and Approval Documents
For a built villa, these matter as much as the title.

Seller and Buyer Documents
Straightforward, but incomplete files stall registrations.
From the seller: identity proof, address proof, photograph, PAN, and where the seller is a company or trust, the authorisation to sell. Where an NRI is selling, a Power of Attorney if they are not present, plus tax clearance documentation.
From you: Aadhaar, PAN, address proof, photographs, and proof of funds. NRI buyers should also keep records showing payment routed through NRE, NRO or FCNR accounts, since cash purchases are not permitted.
Registration and Transaction Documents
The closing set.

Documents That Depend on the Property
Some files need extras.
Permission granted under Section 154 where the purchase exceeds the residential ceiling or falls outside residential use. Cantonment Board or Defence Estates approvals in areas like Landour. Society or association NOCs in gated developments. Inheritance affidavits or succession certificates where the seller acquired the property through succession.
If the seller cannot produce a document you have asked for, treat the delay itself as information.
